When it comes to doing your due diligence, you should check that your potential estate agent covers all of the basics.
These are:
1. They're on the major portals such as Rightmove & Zoopla.
2. They do stunning 2D and 3D floor plans, with measurements.
3. They're Professional Photography Academy trained.
4. They've got an incredible website to showcase your home.
Beyond this, you need to explore how effective they are at marketing people's homes.

The reason for this is that many old-fashioned agents simply rely upon outdated methods to sell houses.
That is, they'll stick a boring "For Sale" board outside your home and wait for your house to sell. Rather than doing everything they can to help it sell. They may have a social media page but this could be showcasing their entire portfolio across the country in other irrelevant areas, which means your home will be lost in a sea of other people's houses.
The posts on these social media pages may also be just a copy and paste of the advert already on the portals. Which means that they don't catch the eye of your potential buyer.
