An Estate Agents may offer you an enhanced service by way of a Premium Listing, we certainly do. These are provided by Rightmove & Zoopla and they both work in a similar way.
When your property is listed on the online property portals, they'll appear with a standard thumbnail picture and a small summary description, normally limited to 300 characters. So how can you make your property stand out?
With a Premium Listing, the default setting is to have an enhanced display, with one large main picture and three additional thumbnail pictures. Rightmove promotes this with a larger display, making it stand out against the backdrop of standard sized listings. You'll also have a callout banner on the bottom right that is set by default to say 'Premium Listing'. A good agent should change this, as there are a range of alternatives. There are 96 options to choose from to make sure that you give your property the best chance of standing out. The choice should show off your home's best features and appeal to your potential purchaser. Fewer agents upgrade their properties to Premium on Zoopla and smart agents, like us, use this fact to their advantage. Your property has more chance of standing out from the crowd.
The bottom line is that Premium Listings attract more buyer enquiries. That's people looking, clicking and viewing the property in more detail. This will translate into more viewers, offers and a quicker sale. If you want the very best chance of selling you should upgrade to Premium on both portals. This will now almost double the amount of interest from buyers.
When it comes to paying for the service, Rightmove and Zoopla recommend that agents should charge £500 in order to get a property listed as a Premium Property on both portals. If an Estate Agent does try and charge you more for Premium Listings, the first thing we would say is to not pay the full £500. The Agents will probably be paying less than this amount to Rightmove and Zoopla for the privilege, so you can negotiate.
Of course, your house might sell straight away. So, by not getting an enhanced listing, you could save yourself a few quid. But are you saving money? Because if you expose yourself to lots more buyers, you're more likely to create a bidding competition which will help you to get a far better price. Our firm view is that clients are always best served by going for a Premium Listing. The reason for this is that surveys from Rightmove show that a property gets the most interest during the first 14 days. This is because it's new to the market; people have set up their property alerts on houses that interest them in a particular area and lots of people search for the most recent listings first. If this is the most opportune moment and you're going to get double the normal level of exposure, it makes sense to get an additional boost.
By having Premium Listing on both Zoopla & Rightmove, you'll benefit by increasing the number of interested enquiries. This should translate into you getting almost double the level of interest. This leads to a better chance of a higher price and a quicker sale. This makes having your property listed as a Premium Listing a complete no-brainer and the fact we list all our properties at a Premium Listing from day one, within our standard fee, means that we have your best interests in mind which is what we are all about.
