Your estate agent should always arrange viewing appointments with you and ideally carry out accompanied viewings. They should not allow anybody to carry out a viewing of the property unaccompanied without your specific instruction. This is for obvious reasons, such as protecting your home from theft or any other criminal activity. The best agents carry out accompanied viewings as standard, with being able to facilitate viewings during evening and weekends. If your agent is making you carry out your own viewings, because they're closed when you and your buyers need them, then make sure this is reflected in their price with you doing the work yourself.

A viewing where the estate agent walks you around and tells you all about the property, not just an agent who holds the key. The reasoning behind this is that when buyers are looking at a home, they tend to feel uncomfortable when the owners are present. Owners can also talk about features of the home that are of no interest to a potential buyer and in turn, put them off. A viewer might want to put forward an offer below the asking price, but feel awkward in front of the owner for fear of offending them.

A good estate agent, acting as a go-between for the parties, can take instructions from a buyer, relay this back to the seller and then negotiate to and fro between the parties. Ultimately the goal is to reach an acceptable solution without bringing any emotion or irrational behaviour into the proceedings. You should always insist when you're looking for an agent to market your home, that you have one who provides accompanied viewings, by someone who knows your home inside and out, as standard, rather than someone who has just been handed a key but has never before stepped foot in your house.
