'Ambitious' plans for 1,200 new homes in Castle Donington

"Ambitious" plans to build more than 1,000 homes in a Leicestershire village have emerged.

A trio of developers – Clowes Developments, Barratt Redrow and Wilson Enterprises – want to build around 1,200 homes in fields off Park Lane in Castle Donington.

The mega proposal also includes a new primary school, care home and local centre offering a range of amenities and community spaces for residents.

The plan also includes proposals to make 30 per cent of the 1,200-home scheme affordable homes. Section 106 contributions are also set to be made to support the existing Castle Donington College as part of the plan if it is ultimately approved by officials.

A location for the new primary school and local centre has yet to be identified by developers, but a spokesperson said its project team was "carefully considering various areas" in a bid to "determine the best sites for the school and the local centre".

A planning application has yet to be submitted to North West Leicestershire District Council, but the three developers are hoping to submit one "later this year".

While plans are at an early stage, concerns have already been raised about its potential impacts, with Castle Donington Labour councillor Alison Morley telling the Local Democracy Reporting Service (LDRS) that the major proposal was "disappointing".

She said: "They've got to make sure there's a robust infrastructure plan in place that's keeping with the local area.

"That's the concern with what's already been built in Castle Donington. My concern now is that whatever goes there, there's close liaison with myself, the parish council to make sure it's in keeping with the village and the infrastructure is in place.

"It's disappointing there's 1,200 new properties in an area that's already had a disproportionate amount of new-build homes.

"We've got to make sure we're on it in terms of section 106 and the village gets what it needs in terms of infrastructure that goes with it."

Clowes Developments, Barratt Redrow and Wilson Enterprises, who have called the proposals "ambitious and sustainable", are now welcoming feedback on the scheme until Thursday 5 March.
