A Standout Start to the Year for EweMove Ashby

We've had a fantastic January here at EweMove Estate Agents! Being a small, family run business with just the two of us here (Lewis and Catherine - a husband and wife team), we pride ourselves on providing a 5 star customer service and getting results for our customers. We truly do care about both the seller and buyer journey and want to be there to offer a gentle 'hand hold' every step of the way, should you need it. This is something we never experienced when we were both buying and selling houses.

So, why has it been a great January for us? (We hear you ask eagerly)

With it just being the two of us, these statistics are incredible! We have conducted 21 valuations, 48 viewings, put 5 listings live and had 4 houses marked as Sold (subject to contract). What a busy month! We will never be an agent listing 20+ houses a month and wouldn't want to be. Why? Because our high customer service couldn't be maintained if we were that level of busy! We physically wouldn't be able to find the time for each and every one of our customers and that's not right or how we will ever run our business.

Success stories of the month :

Not only have we had a busy month, we have also had some fantastic success stories. Take a read below on some of these:

School Lane, Ashby de la Zouch - This property was on the market with another agent for 5 months with no sale, even with a hefty reduction of £25,000! The seller reached out to us and asked us to help them sell. With being a smaller agent, we get to know our buyers really well and a particular buyer had missed out on a very similar property. So, after a phone call and a viewing, whereby the viewer absolutely loved the property, we were able to achieve an asking price offer that was £15,000 more than the previous agent ended up having the property on the market for. This also helped the buyer too who effectively saved £10,000 by missing out on the previous property and securing this one. A win win for everyone involved.

Hackett Close, Ashby de la Zouch - This property went live in the middle of January and sold in 6 days for asking price after just two viewings. Another great result. This now allows the seller of the property to go ahead and start making offers on their onward purchase, which they have had their eye on for a few months. What a result!

Trinity Close, Ashby de la Zouch - This property went live in early January and sold within 16 days to someone with no chain, which was the perfect situation for the sellers. One thing we stand by here at EweMove is that it isn't always the highest offer that makes the best buyer, sometimes it is the circumstances that come with that. This was the case with this one where the sellers were happy to accept an offer from a buyer with no chain rather than wait for a potentially higher offer from someone in a longer chain.

To put our successes into perspective, since our launch back in May 2024, on average, we have achieved a 102% list price to sales price ratio and, on average, our properties take just 70 days to be Sold (subject to contract). Meanwhile, the average in the East Midlands for list price to sales price is between 96% and 98%. This means that, for example, on a £400,000 house, we could get you £24,000 more than a low performing agent! Meanwhile, the average in the East Midlands for a house to be marked as SSTC is 76-82 days. This means we sell houses between 6 -12 days faster than some other agents. In December and January, our average time to sell the houses we listed was just 7.6 days! The stats speak for themselves!
