Empty properties can be harder to sell due to the buyers finding it difficult to envisage what each room would look like furnished and what to use that room for. Which is where staging comes in. There are two different ways to do this - home staging and virtual staging.
With home staging, you rent out furniture which is normally charged at a monthly rental fee until the house is sold. Meanwhile, virtual staging is done by using AI to put furniture into an empty room. Both of these staging options mean that buyers can see what furniture could go into the room as well as how the room could be laid out. According to Rightmove, staged homes sell for eight per cent more than non-staged homes, so the cost of staging more than pays for itself.
Which one to choose is a big question and it does make a difference. Home staging is more expensive because you are renting furniture from a company and keeping it until the house sells. However, this method means that the furniture shown in the photos on Rightmove and Zoopla is actually in the property ready for when viewers come to look around.
Meanwhile, virtual staging has a lower initial cost and your Estate Agent will keep the photos permanently once they have been virtually staged. However, this method means that the furniture is shown in the rooms on Rightmove and Zoopla but the house is ultimately empty when buyers look around the property.
