Mini-estate of 'self-build' homes scheme near pub is planned for village close to Ashby

Plans for a mini-estate of 'self-build' homes in a village near Ashby have been submitted.

The plans, from S. Stewart, would see 16 self-build homes constructed on land off Ashby Road on the outskirts of Woodville, west of The Greyhound Inn pub at Boundary.

South Derbyshire District Council will make a decision on the plans in the next few months.

A document submitted with the application states: "The application site is located along a main route between Burton and Ashby with a general character of residential development in a typically linear form with some uninspiring gaps of agricultural land.

"The proposal presents an effective use for the site and delivers a more valuable economic benefit, which makes better use of this portion of Ashby Road and whilst maintaining land use and spatial patterns around it. 

"Surrounding land use for residential dwellings have developed over time, these properties help the village's growth. 

"The addition of this new self-build development will have its own character but integrate into the street scene and area as a whole.

"The layout of the proposed housing is relatively traditional which allows the houses to be set back far enough to improve amenity whilst helping to prevent this section of Ashby Road from being considered 'overly' developed.

"The built form is likely to have limited impact on the visual amenities of the local street scene and will fit in with the character of the surrounding residential area.

"The proposals will not have an overbearing impact on the living conditions of the neighbouring residents nor give rise to overshadowing pr privacy issues."

A proposed site layout submitted with the plans shows a line of trees being planted alongside Ashby Road, with a road and flood water collection pond being built behind it.

Proposed homes would stem off this new road to the north, parallel to Ashby Road, with rear gardens.

The plots on the development would be bought by people on the self-build register, with designs yet to be approved and to be heavily influenced by buyers., the applicant says.

People building the homes would have to do so within the confines of any approved planning permission, with the developer saying each will have their own dedicated and adequate parking space.
