Ashby planning roundup: 'self builds' refused, 115 village homes and business unit shot down
By James Smith 23rd Apr 2026
Here are the biggest local planning stories from the past month.
Village Homes Push Back
Up to 115 homes are planned for a small Leicestershire village as a parish councillor says it will add a significant strain on services.
Developer Bellway wants to build the houses on land north of Gadsby Road, Heather, which it says will "help to meet growing housing need across North West Leicestershire".
A planning application has yet to be submitted, but the plans include 30 percent affordable housing, as well as new accesses to the development from Blackett Drive and Gadsby Road.
Business Units Blocked
Controversial plans for business units in Leicestershire have been shot down by officials amid fears the scheme would be a "disaster waiting to happen".
North West Leicestershire District Council's (NWLDC) planning committee met on Tuesday (March 10) to decide the fate of 35 business units at Hill Top Farm in Castle Donington after more than 80 objections were raised.
However, despite the developer showing that businesses were interested in moving into the unit, councillors found there wasn't enough evidence to support the plan and voted to refuse it.
Self Builds Stopped (Again)
A 'ludicrous' plan for a number of self-built homes in a historic Leicestershire village has been refused for the third time by officials.
North West Leicestershire District Council's (NWLDC) planning committee met to discuss the proposals to build five self-build homes on land just off Lower Moor Road, Coleorton, near Coalville, by applicant Darren Betteridge.
It isn't the first time the proposal has been refused by councillors and the government's planning inspectorate, both of which ruled against the self-build scheme in 2024.
