When is the best time of year to sell my house? Ashby property expert explains
Lewis Potter of EweMove Ashby discusses the pros and cons of moving home in the autumn.
When is the best time of year to sell my house?
As estate agents, this is a question that we get asked a lot at EweMove and rightly so because selling your house is a huge life event and can be quite stressful at times.
So it's understandable that you would want to get the timing right.
Ultimately, you're selling your biggest asset and it's not a decision that has been made overnight.
The short answer is that there is no 'best time of year' and that each season comes with its own pros and cons, which we list below for Autumn. Ultimately, the best time to sell your house comes down to you as an individual and the reason that you're selling.
It could be down to the need to up or down size or the need to relocate for work or a better lifestyle.
Whatever the reason, there are pros and cons to each season and we look at Autumn below.
Selling your house in Autumn:
Pros:
- It's generally seen as the last good opportunity to sell a house before Christmas.
- Any house sellers that have sold in Spring and Summer will now be in a great position to buy.
- You'll have less competition compared to those who place their house on the market in the Spring rush.
- September sees children return to school which allows busy parents time to move forward with their house buying plans.
Cons:
- At the end of October, the clocks go back resulting in dark dreary nights.
- Gardens will start to lose their 'wow' factor as the leaves fall and plants die.
- Grey skies do not present houses in the best light.
As previously mentioned, each season has its own pros and cons which is why, here at EweMove, we recommend and discuss with our customers a 'best time' that suits their individual situation, whilst also discussing the pros and cons of the season at the time.
It can change quite dramatically and if you waited for the 'perfect' housing market, you would never find the right time to sell.
