More than 2,100 extra homes expected to be added to Local Plan, including Ashby, Coalville and Measham

More than 2,100 extra homes are set to be earmarked for multiple sites across part of Leicestershire. Some 11 locations are expected to be added to a draft blueprint of where building projects can take place across North West Leicestershire in the coming years. 

One part of Coalville could see up to 1,200 new homes built, if development opportunities there are ultimately taken forward. This would include housing already under consideration at Brooms Ley Farm, off the A511 Stephenson Way, with two neighbouring sites also proposed to be built on. Meanwhile, Measham, near Ashby, could be allocated 450 new homes. A full list of the sites can be found below. 

In all, the sites could deliver up to 2,155 new homes on top of those already earmarked in the blueprint, known as a local plan, officers at North West Leicestershire District Council (NWLDC) have said. The local authority previously said it needs to allocate space for 7,147 homes to be built over the lifespan of the plan but has not currently got enough land earmarked to achieve this. As such, councillors are being urged to approve the addition of the 11 sites to the document at a meeting this week.

Two further sites are also being considered for additional housing, but the fate of these is yet to be determined with officers advising members on NWLDC's local plan committee to defer a decision on them to a later meeting. Some 30 homes have been suggested for land to the west of Redburrow Lane, in Packington, near Ashby. 

However, concerns have been raised by Leicestershire County Council, as the local high-ways authority, over whether "safe and suitable" access can be achieved for the site. For the land to be allocated in the draft local plan, these "issues" would "need to be resolved". 

If that proves to not be possible, then the second site would be taken forward instead. This would see 23 homes built behind 55 Normanton Road in the village. Officers have advised councillors to hold off on making a decision over which site to include in the plan until "further work" has been undertaken to try to solve the Redburrow Lane concerns. 

One area has been removed from the list of possible construction sites, however. Officers said that the recent decision by the Government to release land previously safeguarded for HS2 means that a proposed 1,100-home development is no longer "necessary" at the edge of Ashby.

  • Land off Hall Land and Torrington Avenue, Whitwick; land off Stephenson Way, Coalville; and Broom Leys Farm, Coalville – around 1,200 homes 
  • Land south of The Green, Donington le Heath – around 62 homes 
  • Land adjacent to 194 Burton Road, Ashby – around 30 homes 
  • Land south of Park Lane, Castle Donington – around 35 homes 
  • Land behind 111a High Street, Ibstock – around 46 homes 
  • Land south of Ashby Road, Kegworth – around 140 homes 
  • Land off Leicester Road/Ashby Road, Measham – around 300 homes 
  • Land off Abney Drive, Measham – around 150 homes 
  • Land at Measham Road, Appleby Magna – around 37 homes 
  • Land off Church Lane, Ravenstone – around 50 homes
